Absolute Management Service Fee

Absolute Rentals Property Management Service Fee is 8.5% + GST. This is what YOU will receive for our service fee.

  • Property Management is our specialty, therefore making your Investment our number one priority. We understand what you need as we are also Property Investors.

  • Wade, the Director of the company, over sees the management of your property.

  • We are an independent stand-alone office specifically trained to efficiently and effectively manage your property.

  • We offer a Lower Property per Property Manager Ratio ensuring your Investment gets the attention it deserves. Ask the question; “How many properties does your current Property Manager manage?”
  • We appreciate our clients time is important, so we will do our utmost to assist your call first time.
  • We use innovative marketing to maximize exposure of your property to find a quality tenant fast. We offer our agency website www.absolute-rentals.co.nz also Trade Me, Facebook and Twitter.
  • An advertising fee of $99.00 +gst per annum will be charged.
  • We take great care throughout the tenant qualification process. All prospective tenants are thoroughly screened.

    • Photo Identification – (Driver License / Passport / Birth Certificate)
    • Income Verification – (Pay slips / Letter from employer / Bank statement)
    • Credit check.
    • Comprehensive tenancy history and personal reference checks.
    • Finally, prospective tenants are approved or disapproved by you as the Owner of the property. You have the final say. You will always be contacted prior to the tenancy approval.
  • We use an established prospective tenant database which gives us a distinct advantage in the prompt letting of your property.

  • We will send you an easy to understand monthly rent statement and upon request we can provide these statements via email also.

Areas of priority throughout the Management Service.

  • Renting – To ensure the prompt letting of your property to a tenant that has been thoroughly screened and qualifies for your property.

    • Unlimited personally escorted viewings of your property with prospective tenants.
    • Supervision and the completion on signing of all tenancy documentation.
    • The lodgement of the Rental Bond with the Department of Building and Housing (DBH)
    • Releasing the tenants Bond after approval of the vacating inspection at the property.
    • Regular rent reviews based on current market equivalent.
    • Electronic banking of the rent collected into your nominated account monthly or mid-monthly.
  • Commencement Inspections – To accurately record the condition of your property at the commencement of tenancy to avoid confusion and /or disputes at the end of tenancy.

  • Routine Inspections – This monitors the condition of your property and ensures that the tenants are abiding by the Tenancy Agreement. Completion of a detailed and thorough Property Condition Report (property photographed). This will be provided to you every 3 months and you will receive this report via email.

  • Vacating/Bond Inspections – To protect the quality of your property by ensuring the property is returned in the same condition as at tenancy commencement, fair wear and tear accepted.

  • Intermittent external drive by inspections of your property to intercept problems.

  • Accounts – To monitor (daily) the ingoings’ and outgoings of your property account to ensure this record is maintained as it should be for an Investment property.

  • Arrears – To monitor any rental arrears to ensure tenants are paying rent under their obligations of their Residential Tenancies Agreement.

  • Maintenance and Repairs – To coordinate and manage maintenance/repairs and ensure any works carried out at your property are performed by fully qualified and competent tradespeople that also carry the appropriate insurances.

  • Tenancy Tribunal – To ensure you are effectively and legally represented. We will always endeavor to negotiate an agreement between parties in the event of a dispute offering you the best possible representation.

  • To attend hearings or any related matters regarding the Tenancy Tribunal pursuant of the Residential Tenancies Act 1986, a fee of $25.00 per application will apply.  Thereafter, an hourly rate of $50.00 +gst per hour will be charged.

  • Any other assistance provided by Absolute Rentals over and above, as directed or authorized by the Owner, will attract a further rate of $75.00 +gst per hour plus disbursements.
